Supervision & consulting

What does a supervising consultant actually do on site?

Supervision isn’t a weekly visit and a signature. Here is what an owner should get from a supervising consultant.

Many owners hire a supervising consultant without knowing exactly what they should deliver. These are the core responsibilities:

Before execution

  • Review the contractor’s shop drawings, quality plan and schedule.
  • Approve material samples before procurement.

During execution

  • Inspect each item before it is covered or built upon (rebar before pouring, services before ceilings close).
  • Flag deviations from drawings and specs and require correction.
  • Track progress against schedule and warn early of any delay.

Reporting

A clear periodic report to the owner: what was done, what is late, which issues are open — with photos.

At handover

Prepare the final snag list and follow it to closure, and collect as-built drawings and warranties.
