Five things to check before taking handover from the contractor

Final handover is your last chance to fix issues at the contractor’s cost. Don’t rush it.

After months of work, everyone is eager to hand over. But this is exactly the moment to stay focused.

  1. A written, closed snag list: every item with a photo, location and close-out date.
  2. Commissioning tests: electrical, HVAC, plumbing and alarm systems — tested and documented.
  3. As-built drawings: for every trade, because you will need them for any future maintenance.
  4. Warranties and O&M manuals: for materials and equipment, with supplier names and warranty periods.
  5. Final cleaning: take over a space that is genuinely clean and ready to use.

The supervising consultant leads this stage on the owner’s behalf and makes sure handover isn’t signed until it’s complete.
