Suspended ceilings in an office

Fit-out & finishing

Gypsum board or metal ceilings: which suits your project?

Each type of suspended ceiling has its strengths. A practical comparison to help you choose based on the space, maintenance and budget.

Choosing a suspended ceiling affects how a space looks, what it costs and how easy it is to maintain for years.

Gypsum board

  • Look: a continuous, smooth surface with a premium feel; allows multi-level designs and cove lighting.
  • Maintenance: needs well-planned access panels to reach HVAC and electrical services.
  • Best for: receptions, executive offices, villas and meeting rooms.

Metal and lay-in tile ceilings

  • Look: a regular grid with a practical appearance.
  • Maintenance: easy access anywhere above the ceiling by lifting a tile.
  • Best for: large open offices, corridors, medical and technical facilities.

How we decide in practice

The answer is often a mix: gypsum board where the space needs character, lay-in tiles where maintenance is frequent. What matters is deciding early, in coordination with the MEP works.
